This booklet contains a quick, low cost method for estimating the percentage of ASNI/BOMA "usable area" - area which is not occupiable due to the following building features:

• columns projections and obstructions
• dimensions and proportions of space
• shape of the usable area
• integration of systems and building elements
• location of exits
• closets and rooms for services, and washrooms
• distance to windows or atrium
• floor loads

This estimation method has been validated by testing it on buildings for which exact area calculations have been calculated using CAD software.
